V. LEASING AND MOVE-IN POLICY BOARD POLICY REGARDING LEASING OF UNITS AND PARKING SPACES

1. At least five working days prior to the effective date of a lease term, lessor must submit lease to the Lauren Board of Directors for approval. The lessor shall submit three copies of the lease signed by the lessor and the lessee, one of which copies will be retained by the Association for its files.

2. Any lease on a unit at the Lauren must contain the Lease Addendum. Copies of the Lease Addendum and a suggested standard lease form are available from the property manager.

3. A move-in fee (See Fee Schedule for current rate) in accordance with rules 4 and 9 -- must accompany a lease submitted for approval, and must be paid by any new owner moving into the Lauren.

4. Any lease on a unit at the Lauren must be for a term of no less than one year, with the following exceptions: a resident owner whose legal permanent domicile is his/her unit in the Lauren may lease such a unit for a period of less than one year provided that any such short term leases do not exceed two within a four year period for any one unit. The four year period begins on the first occasion of such a lease. Regular move-in fees apply. b) a non-resident owner who violates this regulation by leasing a unit to a new tenant before a previous one year lease has expired will be required to pay a $300 move-in fee for the new tenant (furnished and unfurnished units).

5. A lease may not conflict with the Bylaws of the Lauren Condominium Association in any manner.

6. Every lessor should ensure that his/her tenant has given his/her name, daytime telephone number, and home telephone number to the resident manager promptly upon moving in.

7. Any lessee who has not fully complied with the foregoing requirements shall not be allowed to enter the building.

8. Any unit owner whose unit has been leased under conditions not fully complying with the foregoing requirements may be fined up to $200 a month from the time of violation.

9. Sub-leasing is prohibited.

10, Any owner of a parking space who leases the space shall notify the property manager of the lessee's name, address, home and office telephone numbers.
