2016 Fees and Procedures

Dear Lauren Owner:

 

In conjunction with the promulgation of the 2016 budget I would like to take the opportunity to bring a few administrative items to your attention. Some, or all, of them may impact upon you in 2016, and thus I ask that you spend a few moments reviewing them. Please feel free to contact me on these or any other Lauren concerns. Monthly Condominium Fees

 

The Lauren's financial manager is Simmons Management Group of College Park MD., Their main phone number is 301.513.9300. They will shortly be mailing out a 2016 coupon book containing the appropriate 2016 unit fee based upon percentage of ownership Please note that residential units and parking spaces have distinct shares of ownership which means they have distinct accounts and payment coupons. Monthly condominium fees may be paid in one of several ways:

 

1) Check and coupon. Be sure to use the coupon as it contains your account number which aids in accuracy and speeds up processing. Writing your account number on the check is an additional safeguard to assure payment is credited properly.

 

2) Bill payer service. Be sure to have your paying authority include the account number as written on your coupons.


3) By direct debit. If you are already using this method for payment and wish to continue you do not need to reenroll. Those currently paying monthly condominium fees in this manner will not receive coupons. All others will receive an enrollment form for the direct debit program as part of their coupon package.


4). Pay online through the Simmons Management Group, Inc. website (www.simmonsmgmtgrp.com) Online payments can be made by e-check, or a one-time credit/debit payment. Visa, MasterCard, Discover and American Express are accepted when paying online. RECURRING payments are not permitted.

No payments may be sent directly to The Lauren.. Please remember that a $25.00 late charge will be posted to an account if payment is not received and processed by the 10th of the month. A second $25.00 late charge is imposed if a monthly payment is not received and processed by the last day of a given month. Likewise, any delinquency processing charges imposed by the financial manager will be passed along to you. Always maintaining a zero ($0) balance will avoid this.


Move-In's-Rentals-Resales-Renovations-Other


Investor owners are reminded that a lease, Lauren condominium addendum and appropriate move-in fee must be submitted and approved by the Board of Directors prior to a tenant's move-in. Note that effective in 2015 owners and tenants were required to supply their e-mail address and phone number in the designated space of the addendum. The responsibility to submit all documents is the owners (not your tenant). Owners whose tenants move in prior to the approval of the lease by the Board are subject to the imposition of a $200 per month fee until such time as they come into compliance with association regulation. The association strongly recommends that a "NO-SMOKING"
clause be included in leases. Investor owners are also reminded that there are regulatory and administrative requirements imposed by local government on rental units. They are responsible for identifying and complying with them.


If a unit is sold, the current owner is required to purchase a resale package. Owners are reminded that they should comply with all applicable laws and regulations that may exist either on the federal or local level when they sell their unit.


If an owner is contemplating renovation to a unit that is more than cosmetic in nature (eg. painting, kitchen cabinet replacement) they must submit plans to the Board of Directors for review and approval prior to ANY work taking place. The Board of Directors has also adopted policies regulating the construction process. These are intended to preserve the common areas and maintain the quality of life for residents while facilitating upgrades that owners desire to implement within their unit. The form that details these policies may be found on the homepage. Its submission is required regardless of the nature and extent of the renovation being undertaken. Owners are also reminded that they are responsible for knowing and complying with District regulations as to the necessity of obtaining permits and the use of licensed contractors when applicable.


Owners are reminded that as part of the amending of the DC Condominium Act (effective 6/21/14) it is now required that each unit owner purchase and maintain individual property and liability insurance coverage.
