Maintenance Checklist Deficiencies
Notification And Remediation Process
1. Smoke Detectors. The association will continue
with current policy of immediate replacement of dead batteries at no
cost to owner. We will also continue with current policy of immediate
replacement of defective smoke detectors with association billing
owner for cost thereof.
2. A copy of inspection report checklist will be provided to resident
of unit wherein a deficiency is noted, whether owner or tenant.
3. If any deficiencies are noted and unit is not owner occupied a copy
of report will be forwarded to owner.
4. If a deficiency is noted within a unit the copy of the inspection
report to the owner will include a request to remedy within 60 days
and then provide proof of completion of work to management.
5. If deficiencies are not corrected by owner within the timeframe
allocated the association will undertake repairs and bill owner
accordingly.
6. Management is available to consult with owners as to any particular
items identified.
Please note that under Article V, Section 5(b) of
the Bylaws, each unit owner is responsible to perform any necessary
maintenance , repair and replacement with respect to fixtures and
other components of his/her unit. In addition this article expressly
states that "each Unit Owner shall be responsible for all damages
to any and all other Units or to the Common Elements resulting from
such Unit Owner's failure to make any of the repairs required to be
made under this Section."
The association is not responsible for unit
repairs and maintenance, and the association will not be liable for
the failure of any unit component that is legally under the owner's
responsibility.
